PROJECT NARRATIVE

River Walk Professional Center is a planned 57,000 s.f. executive Multi-tenant/Condominium Office complex in Peoria, Arizona. The complex is at the southeast intersection of 77th Avenue & Deer Valley Road, within a mile of loop 101 Freeway, within three miles of a regional mall and a regional hospital, and is situated within Peoria’s employment corridor.

The office complex comprises six single-story masonry buildings and covered parking. Each of the buildings is designed to divide into individual bays measuring from approximately 900 s.f. to 1,800 s.f. Each suite’s storefront has maximum visibility oriented to the interior and exterior perimeter of the complex with its architectural design features.

The site’s design efficiently uses the site. The main entry provides access to the complex from 77th Avenue. The buildings have excellent site circulation on all sides and approximately 75 covered parking spaces are being planned.

The architectural design suggests the option of smaller individual offices or larger users. Parking permits 100% speculative office build-out. The design details, earth tone colors, textures and varied parapets offer a variety of design elements. The fenestration elements provide a balanced elevation, flexibility for suite entry locations and evenly distributed natural lighting within the buildings. The canopy features and recessed soffits provide shaded entries and assist in providing a more energy efficient structure.

The desert landscaping, outdoor seating areas and planters create an outdoor environment to be enjoyed by all. The existing adjacent New River improvements and multi-use trail are another added benefit for the River Walk Professional Center.
